I will guide you in all aspects of the transaction and I will be here, in your absence, to handle any details that may arise during construction, delivery of title and warranty deed.   I work for you as a transactional agent.

I am Michael W. Spinos, REALTOR, GRI, I began my career in real estate in 1973, in Orlando and Kissimmee, Florida. I operate my own Real Estate Brokerage business working in many facets of real estate including private residential homes, vacation homes, 1031 Tax Deferred Exchange Real Estate and commercial land sales. I am a member in good standing of the Orlando Board of Realtors, the Florida Association of Realtors and the National Association of Realtors.

    • EDUCATION:  The answer will depend on many aspects of basic real estate. These basics are education of  location, quality construction, style, functional floor plan, curb appeal and marketing.  
  • Will the workmanship pass the test of time ?
    • YOU WILL BE SHOWN THE DIFFERENCES! Is the construction built to last? Which is best, stem walls, footers, monolithic slab,  cement or steel lintels, cement block or cement tilt-up walls, metal or wood interior wall studs? There are so many types of construction and many are not recommended or needed in this part of Florida. 
  • County Planning and Zoning Regulations?
    • ENVIRONMENTAL, CONDITIONAL USE, AND FLOOD PLANE  
    • Is the land located near or in  flood zones, A.B.C.? 
    • Is County government conditional use zoning in place to protect your rights for future rentals and RESALE which could affect your property values ? 
    • Are there industrial sites or waste or sewer treatment plants nearby which will effect the enjoyment of your home and effect the eventual resale?
    • Will shops and services, fire and police coverage, transportation and roadways be a positive or negative influence for rentals or resales?
  • Will your home produce the maximum rentals?
    • Location, quality, privacy, decor, floor plan,  pool size, spa, and price.

     Our Florida Vacation Homes are family friendly and the Holiday Villas are near the attractions, Disney, golf, and lakes for fishing. Many have a private pool, spa, for your convenience.  Orlando, Florida is the number one destination for family vacations.  The Luxury homes can be managed. Short term rentals and long term rentals are available.  Once you stay in our holiday homes, you will not go back to hotels, motels, for lodging.
